+ SIX CITY SITES
Nius and Shapiro, Architects
New Orleans, LA

The project was a part of an exhibition sponsored by the Preservation Resource Center to educate the public to possibilities for constructing new buildings in historic districts in New Orleans.  Six firms were chosen to produce proposals for six varied sites.  We were issued a site on St. Charles Avenue and chose the program of multi-unit housing.  The project addressed a major public concern, as the historic fabric of mansions along the avenue has been eroded over the years in favor of large housing projects with little relationship to the historic pattern.

St. Charles Avenue has a sense of spatial and architectural continuity representing an elegant and generous way of life that is an important symbol at both a city and national scale. This project reinstates the formal relationship of mansion and avenue.  The proposal consists of 26 dwelling units of varied sizes and attributes, a meeting room and gallery facing St. Charles Avenue, a swimming pool, an exercise facility, and a covered parking garage for 26 automobiles.

The housing scheme is divided into two components that sit on a raised terrace over parking: an element along the avenue that contains 5 units and relates to existing mansions in scale and form, and a larger structure at the rear that has 21 units.  The curved screen wall (centered on the avenue) of the rear structure acts as a sunscreen as well as a backdrop for the mansion-like component.  The shared lobby, meeting room with gallery (connected by a third level bridge), and exercise facility allow all residents to experience mansion life on the avenue, which includes special events such as Mardi Gras parades.
